Where Is My Stopcock? Find It Before You Need It

Every household in Barnet should know where the water shut-off is. Here's where they hide in local property types — and how to free a seized one.

We ask every customer the same question on an emergency call: "can you turn the water off?" More often than not the answer is no. Spend five minutes today finding your stopcock and testing it — it is the single most useful piece of plumbing knowledge a homeowner can have.

Where it hides, by property type

1930s semis (EN5, N12, N20): under the kitchen sink, or in the larder cupboard on the original external wall.
Victorian and Edwardian terraces (N2, N10): often in the front hall under the floorboards, in the cellar head, or in the rear extension where the kitchen was added.
Purpose-built and converted flats: in the airing cupboard, behind a bath panel, or in a communal riser cupboard on the landing.
Newer builds: usually a lever valve in the utility or beside the boiler.

The external stop tap

Outside there's a small metal or plastic cover in the pavement or front path, usually marked "W". Under it, sometimes a metre down, is the Thames Water stop tap. A stopcock key from any local merchant costs a few pounds and belongs in the cupboard next to the torch.

Freeing a seized stopcock

Never force it. If a brass stopcock has sat untouched for fifteen years, the gland packing is dry and the spindle can shear — turning a small job into a mains-off emergency. Penetrating oil on the spindle, gentle back-and-forth movement, and patience. If it won't move, ask us to replace it with a quarter-turn lever valve while the house is calm rather than at 11pm.

Fit isolation valves while you're at it

Individual isolation valves on every basin, WC, washing machine and kitchen tap mean a fault becomes a five-minute inconvenience instead of a whole-house shutdown. Our general plumbing team can fit a full set in a single visit anywhere in Barnet or North London.

If the worst has already happened, our emergency plumber service is the next call.
