Landlord Gas Safety Certificates Before Autumn: What North London Landlords Need to Know

CP12 rules, timing, tenant access and penalties — a straight guide for North London landlords getting compliant before the heating season.

If you let property in North London, a Landlord Gas Safety Certificate (CP12) is a legal requirement, not a formality. Autumn is when tenants start using the heating hard — and when non-compliance gets exposed. Here is what you need to know, plainly.

What the law requires

Every gas appliance, flue and gas pipework in a let property must be checked for safety by a Gas Safe registered engineer at least every 12 months. You must give a copy of the record to existing tenants within 28 days of the check, and to new tenants before they move in. You must keep records for two years.

A safety check is not a service

This is the most common misunderstanding we deal with. A CP12 confirms appliances are safe on the day. It does not clean the burner, check efficiency or maintain the boiler. Most landlords book the gas safety check together with a boiler service — one visit, one tenant appointment, and a boiler far less likely to break down mid-tenancy.

You can renew early without losing time

A check carried out in the last two months of the certificate's validity keeps the original expiry date and simply extends it by 12 months. So renewing in September rather than waiting for a November expiry costs you nothing — and gets it done before engineers are stretched.

If a tenant won't give access

You must show you took reasonable steps: repeated written requests, a record of attempts and dates, and clear explanation of why access is needed. Keep everything in writing. "The tenant refused" is only a defence if you can evidence the effort.

The cost of getting it wrong

Non-compliance can mean unlimited fines and imprisonment in serious cases, invalidated landlord insurance, and problems serving a Section 21 notice. Against that, a CP12 is one of the cheapest pieces of compliance you'll buy all year.

Portfolio landlords and agents

We handle multiple properties across Barnet, Finchley, Whetstone, Enfield and the rest of North London, coordinate directly with tenants, and send certificates digitally the same day. We can also set renewal reminders so nothing lapses. Ask about maintenance plans if you want servicing bundled across a portfolio.
