Hard Water in North London: What Limescale Is Costing You

Barnet sits in one of the UK's hardest water areas. Here's what scale does to boilers, showers and taps — and which treatment is worth the money.

Water supplied across Barnet and most of North London is classified as hard to very hard. That's not a health problem — it's a maintenance one. Every degree of scale in a heat exchanger costs efficiency, and every scaled valve is a call-out waiting to happen.

What scale actually does

Calcium carbonate deposits wherever water is heated or aerated. In practice that means: reduced hot water flow from a combi, a shower that spits and loses pressure, kettling noises from the boiler, seized ceramic cartridges in taps, and immersion heaters that burn out early. A few millimetres of scale on a heat exchanger can add a noticeable percentage to your gas bill.

Scale reducer or full water softener?

An in-line scale reducer (phosphate dosing or electrolytic) is small, cheap and fitted on the cold main before the boiler. It doesn't remove hardness but discourages scale from bonding — good protection for the boiler, limited benefit at the taps.

A salt-based ion-exchange softener genuinely removes hardness across the whole house: no scale in the shower, less detergent, longer appliance life. It needs cupboard space, a drain connection and salt top-ups, and building regulations require a hard-water drinking tap to be retained at the kitchen sink.

Which we'd recommend, and when

If you're having a new boiler installed, fit a scale reducer at the same time — it's a small addition on the day and protects a long warranty. If you're doing a full bathroom renovation or you have young children and eczema in the family, a full softener is usually the one people say they wish they'd fitted sooner.

Living with hard water without spending anything

Unscrew and soak tap aerators and shower heads in descaler every couple of months. Squeegee the shower screen. Run the washing machine on a hot maintenance wash occasionally. And keep your annual boiler service booked — the engineer will spot scaling in the hot water side long before it becomes a failure.

Signs you already have a problem

Hot water that fluctuates hot-cold-hot in the shower on a combi, a boiler that bangs on start-up, or noticeably weaker flow from the hot tap than the cold. All three point to scale in the plate heat exchanger. Talk to us about water pressure problems and hot water cylinders.
